What is underpinning?
Underpinning is the process of reinforcing, deepening, or replacing sections of a building's existing foundation to prevent or correct settlement, subsidence, or structural instability.
Underpinning involves working beneath an existing foundation to strengthen it or transfer its load to a deeper, more stable soil layer. This becomes necessary when a building experiences foundation settlement (gradual sinking), subsidence from soil erosion or groundwater changes, or when adjacent excavation work destabilizes the foundation. It may also be needed when a structure's use changes, adding weight or structural demands the original foundation was not designed to handle.
The technique typically requires controlled excavation beneath the existing foundation, working in sections to avoid sudden shifts or collapse. Contractors install new concrete, steel, or other materials to reinforce or extend the foundation deeper into stable ground. Underpinning is common in Ontario near older urban areas where soil conditions vary, water tables shift, or where new basements or utilities are being installed nearby.
Underpinning differs from general foundation repair because it addresses the root cause of instability rather than surface cracks or water damage alone. When combined with excavation and site clearing work, underpinning ensures that adjacent digging does not compromise the structural integrity of nearby buildings. Early detection of settlement through cracks or uneven floors can prevent the need for more extensive underpinning later.
